Ductwork sealing for a customer. I sealed all the duct work for all decommissioned units, swamp coolers, and exhaust vents. The sealing will help the home to maintain proper temperature and airflow while saving money on utility costs.

Upon inspection of the roof I found there was pigeons nesting in the old exhaust vents and making there was into the store. Also found they were nesting in 2 A/C units over the old bar area and were able to enter the building from the duct work. There was 3 swap coolers allowing outside air into the duct work, also contributing to the foul smell into the store because the roof has extremely amounts of pigeon feces. All of these access points were covered with sheet metal screws mastic tape and sealant. There were also 3 more A/C units not being used that were sealed off for good measure. There is only one A/C system on this building that is in good working order and connected to the duct work. All other A/C’s swamp coolers and exhaust vents are no longer connected to the duct work inside the building.
Today we showed up to perform a maintenance call. Here are the finding: all components of the system are operating within the manifacturing specs. The system is operating properly at this time. There are no other notes at this time.
Today I arrived here for a maintenance call, Here are my findings. All components of the unit were operating and met manufacturer specs. I did change filter for home owner. Recorded a 21 degree split in cooling and a 35 degree in heating. Also drained the line for swamp cooler and shut off ball valve. We will need to return in spring when she calls. Nothing further at this time.

Upon arrival, the drip pan did have water in it, but could not find any fresh water leaks. Customer did have a bucket to where water was dripping into it but the bucket was dry. two weeks ago it was wet and has not dripped since then. Performed safety check for heat pump system for AC and heat. Unit runs a normal operation at this time
All HVAC units are sealed up, except for one that a couple of pigeons could have gotten into the duck work that is not accessible, I did put the door back on to keep more from getting in there. Did find 6 dead pigeons inside of kitchen hood exhaust vents that was given off a foul smell while on the roof.
Today I performed a level 2 evap coil cleaning under warranty. Coil was removed, cleaned and re installed. Drain line was flushed and re done system was pressure tested at 250psi and vacuumed down below 500 microns. Systems was charged with factory charge of 13.5 lbs and is getting a 20 degree temperature split upon departure.
On initial inspection of the system, I heard a loud buzzing noise coming from the contactor. Contactor also showed signs of pitting. Contactor was replaced upon homeowners request after replacing contactor performed a few more test and found the compressor was now making a loud noise on start up. Compressor start up amps was above 150. I found the heart kit was failing. Tested system with a new hard start kit, and compressor start amps went down to 75. System was cooling properly upon departure with a 20° temperature split.
The technician replaced the single capacitor in the air conditioning unit, which had failed and was causing operational issues. After removing the old capacitor, the technician installed a new one to restore proper function. In addition, a hard start kit was added to help the compressor start more efficiently, especially during high-demand periods. After both installations, the technician tested the unit to ensure smooth operation and improved startup performance. The system is now functioning optimally with no further issues.
Today I showed up to perform a service call for no cool. Here are my findings, I found the outdoor fan motor, and blower motor was operating. The compressor was not. I found the single 35 MFD capacitor was out of tolerance. After installing new capacitor, compressor would not start. I install a hard start kit to see if that would help. Aft3 installing hard start kit, compressor started operating and I pulled an amp drawl of 14amps, and measured a 20 degree temperature split.
Today I showed up to do an a c maintenance, Here are my findings. I found that the dual capacitor rated for 70 MFD Was completely out of tolerance. Also at the Indoor air handler, The evaporator coil. Is partially covered with debris and dirt, And needs to be cleaned period. Waiting for homeowners response.
I arrived for an AC maintenance service. During my inspection, I found that the 35/5 MFD capacitor tested out of tolerance, indicating that it may need to be replaced to ensure optimal system performance. All other components of the HVAC system were operating within the manufacturer’s specifications, including the compressor, fan motor, and refrigerant levels. I provided the homeowner with an estimate to replace the faulty capacitor and am currently waiting for their response. The system is still functional, but replacing the capacitor would prevent potential future issues and maintain efficient performance.
I arrived to install a new Ecobee3 Lite thermostat. I first removed the old thermostat and ensured the wiring was compatible with the Ecobee model. After connecting the appropriate wires to the new Ecobee3 Lite, I mounted it securely on the wall and connected it to the home’s Wi-Fi network. I then guided the homeowner through the setup process, including programming schedules and adjusting temperature settings. The new thermostat is fully operational, offering smart control and energy-saving features.
Today I showed up for a recall on a complaint of a loud outdoor fan motor. Here are my findings, I did not find any loose screws.Bolts or connection points between the unit and the fan itself. So I reprogram the motor to 825 r p m's counterclockwise rotation and noise seemed to cease. All components operating within manufacturer specification at this.
Today I showed up for a recall on report of no cooling. Per my previous visit I had noted the thermostat wire going from the unit to the house. Penetration was sun damaged in bare and that I had taped it and secured the connections. There was a short somewhere in that three foot section of thermostat wire.As when I grabbed the wire, you can hear the contact or clicking in and out.Engaging in disengaging. So I installed a new three foot section of thermostat wire. Please see pictures attached.
Add new 12” return air duct to master bedroom with a 20x20 bar type filter grill. Need to come back and perform maintenance on the AC system.
Today I showed up to investigate an outdoor fan, not spinning. Upon our approach to the unit Homeowner remotely bump down the thermostat to call for cool. Upon a call for cooling compressor started up but no fan and you can hear the wine. Trying to spin the blade. It was apparent that the motor is frozen. I’m recommending to. Replace outdoor fan motor.

Today I showed up to perform a recall on a ten year old package heat pump. Upon inspection, I noticed a loose terminal league going to the contactor I just replaced. After securing proper connection System began to operate normal and within manufacturer specifications. System working properly at this time.
Today I showed up for an AC maintenance. On a package gas system. Here are my findings. I found it all components. Are operating within manufacture, specifications, and further conversation with homeowner disclosed at the outdoor fan was constantly running. After terminating a call for cool, The contactor stayed engaged Allowing power to be sent to the outdoor fan motor. I Replaced the double pole contactor, And ended the call for cool Disengaging the new contactor and terminating the 240V going to the outdoor fan motor. system is back to operating within manufacturer specifications.
