Added a new drain line. Also noticed the blower wheel to be caked in dirt as well as the blower housing. Would recommend the cleaning to help with air flow and efficiency. Would also recommend a full safety check on unit to potentially help with costs on electric bill.
Working today for a customer in Phoenix. I inspected both the heating and AC units for normal operation. I tested the furnace by checking the heat exchanger, cleaning the burners, and ensuring proper function of the blower motor. For the AC unit, I verified that the compressor and condenser were running efficiently. Both units are performing within normal parameters, with no issues detected, and are ready to handle seasonal demands effectively.
Upon arrival, customer was able to get the unit to turn off by the thermostat. Customer said one unit was running a lot. It was getting hot in the house but she did not know if the unit outside was running. Unit back on and hooking up my gauges. I found nothing to be wrong with the system. One possibility could be the wet switch is faulty. Drip pan by wet switch is also cleared out.

Today I showed up for an AC maintenance on a two-year-old split heat pump, here are my findings. I found that all components were operating within manufacturer specifications. I recorded a 22° temperature split. System working properly at this time. No further thoughts or notes.
System had a bad breaker. Breaker was replaced and visit was documented with Bosch tech support.
Today, I replaced the EEV solenoid in the HVAC system, which immediately restored proper operation. After the replacement, the system achieved a 25-degree temperature split, indicating efficient cooling performance. To ensure all settings were accurate, I contacted Jeff Craig to verify the system's operational parameters. After confirmation, I rechecked the system’s performance, confirming everything was functioning within the correct specifications. The unit is now running smoothly, providing optimal cooling for the customer without any further issues.
Today, I addressed a water leak in the HVAC system. Upon inspection, I found that the condensate drain line was clogged, causing water to back up and leak. I cleared the blockage using a wet/dry vacuum to ensure proper drainage. After clearing the line, I tested the system to confirm water was flowing freely and no longer leaking. The HVAC unit is now operating efficiently, with the water leak fully resolved and proper drainage restored to prevent future issues.
Upon inspection of the unit, I found all components to be running however, the evaporator coil was frozen. I thawed all the ice in the evaporator coil and found the return side of the coil was very dirty. Evaporator coil was thoroughly chemically cleaned and rinsed twice. I Then let the system run for about 15 minutes and checked the evaporator coil temperature and it was around 42°. Upon departure system is cooling with a 26° temperature split.
I showed up today for a no cool on a bosch package heat pump. Here are my findings. I found that the blower motor was operating, but not the compressor and outdoor fan motor. Error code given was H5. After speaking to the bosch rep, trouble shooting lead to find the E.E.V. was not operating properly causing the system to fault.
Upon inspection, I found three Pigeon carcasses on the ceiling tiles. I removed the carcasses and cleaned all the feathers. I then inspected point of entry, I found the old hood exhaust vent access through the roof on the ceiling tiles. They were nesting in the old vent falling into the tiles And unable to get out. Tiles that had pigeon feces were replaced And all feathers on the tiles were vacuumed and removed. I then used sheet metal to seal the holes on the roof, Secured with screws and mastic tape. No other Points of entry were found this will resolve the issue with the pigeons getting in the building. Remove pigeon, carcasses, clean feathers, And seal point of entry on the roof.
Upon initial inspection, I found the unit was not satisfying the thermostat and the outdoor unit was not running. I inspected the air handler in the attic and found the blower motor was humming, but was not running. There was a loose thermostat connection in the cabinet that was fixed to allow low voltage to reach the condenser. The blower motor capacitor was out of tolerance range. Install a new capacitor checked amp draw and temperature split and everything is running within manufacturer specifications. unit was cooling properly upon departure.
Upon inspection, both units are running properly and satisfying the thermostats. Tenant stated around night time the system would stop blowing cold air just for a short while. I did a full inspection on both units. Both systems are getting 18° temperature splits. Are within tolerance range. I suspect the condenser fan motor is the culprit on the upstairs units. However, Atras were within tolerance range. There was no play on the shaft off the motor. And temperature of the motor was round 140°. Upon departure, both systems were operating properly. No issues were found on this visit.

Remove & Replace existing package heat pump system with new AHRI rated package heat pump system. 2. Crane Included for Installation. 3. Supply & Install new service disconnect & electrical whip. 4. Supply & Install new surge protector. 5. Supply & Install new insulated elbow. 6. Supply & Install new painted angle iron stand. 7. Supply & Install new thermostat control 8. Supply & Install new primary drain p-trap and test for proper operation. 9. Disposal and haul away of existing equipment per E.P.A. guidelines. 10. Process applicable utility rebates. 11. Register equipment to activate extended warranties. 12. Final site visit by Install Manager for performance and quality review.
Replace blower motor on the York package unit. Tested the system to make sure it was cooling properly and it is with an 18° temperature split. Also the day and night package unit was inspected. All amp draws are within manufacture specifications and system is getting a 23° temperature split. Also, both condenser were cleaned. At this time, both systems are cooling properly and running with manufacturer specifications. If a new unit is purchased Within a years time of today, For any reason Today’s purchase will be credited towards the new system.
Today I showed up to reinstall condensate Drain line for a package unit. Upon my arrival inspected that half the drain line had come loose and fallen into the back yard. I stalled a new condensate drain line with proper over hang to avoid facia damage.
Upon inspection I found the system to be 12 years old and has a bad blower motor. The system looks great overall though. Compressor sounds great and coils are in great condition. At this time, I do not recommend a new system. I would replace the indoor blower motor with an after market motor.
Upon inspection I found the blower wheel was busted. Called to order new one but they do not have it in stock. I have it on order and it should be here tomorrow. Once it comes in, I will come back to install. Blower wheel.
Today I showed up to install five inch by twenty by twenty merv.Eleven air filters. Upon install the five by twenty by twenties would not fit. After measuring the Opening. Advise the homeowner to buy twenty by twenty by four air filters. Actual opening dimensions are 20 1/8" x 20 1/8" x 4 3/8.
