Today, I showed up to do a annual tune up on three split gas furnace, here are my findings. I found that all components in all three systems were operating within manufacturer's specifications. All three systems operating properly at this time. No further thoughts or notes.
Today I showed up for a yearly george flight club maintenance on a split gas system. Here are my findings. I found that all components were operating within manufacturer's specification and system operating properly at this time. I recorded a 36° temperature rise, which is with intolerance at this time.
Today I showed up for a GFC annual maintenance on a gas furnace. Here at my finding. I found that all components were operating within manufacturer specification at this time. I recorded a 35° temperature rise. And little to no debris build up on blower wheel. No further thoughts or notes at this time.
Homeowner was stating the bedroom felt a lot warmer than the rest of the house when they were all set at the same temperature. He did state The filter was recently changed, and it was super dirty. I did check the evaporator coil to make sure that there was no buildup. Splits were taken around the room was discovered that the thermostat was off about 4.5 degrees. The thermostat was manually calibrated in the settings at 4°. And tested to ensure that temperature probe match the room temperature. CFM also measured at the supply vents, both vents are getting good CFM.
Furnace and ac run in normal operation on the north side of the house at this time. Furnace on south side run in normal operation at this time. Ac was freezing and that was because it was low on charge. Customer wanted to just charge the system with r22. Customer would like quote for new systems. In the spring for the south side of the house. Could not Guarantee how long the refrigerant was going to last in the system without doing a leak test. guarantee how long the refrigerant was going to last in the system without doing a leak test. AC runs a normal operation at this time.
Replaced temperature probes. That AC unit runs in normal operation at this time. Thermostat in bedroom is satisfied to the temperature being sad. Thermostat was reading the same temperature as my probes.
After tearing whole AC unit apart And looking at every individual wire, I ended up finding chewed up wires for centers, and some were fixable. We’ll have to order new temperature sensor harness. Part is under warranty, but customer is responsible for labor. Customer will still have AC in the mean time
Upon inspection, I found the system had an error code for a in operable thermistor (temperature sensor) after replacing said thermistor system had another error code for a different one. Upon inspecting all thermistors on the system, I found two more that were in operable due to the wires being chewed. Unable to repair. New wire harness is ordered. Will be back out tomorrow to replace. All filters were replaced
Did a power consumption test with Kyle from Bosch. Spoke to the homeowner about the findings. Kyle will send us a report that will have to be forwarded to the homeowner. Both units are pulling less power than stated they should be with the temperature outside. There is no issue with the power consumption of both units.
Today I showed up to perform a service call on a twenty five year old, split heat pump. Homeowner advised me that secondary drain line What's starting to drip. I observed a large amount of insulation from the attic amd water inside the drain pan, causing the line to clog. After Using nitrogen to Clear secondary drain line of debris ( insulation ) Condensation began to drain. Remaining debris and water left in the drain pan was removed by vacuum.
I did some troubleshooting and also went over the electric bill with the homeowner. The homeowner was setting the thermostat down from 80 to 72 at night. Told her to change it to 77 during the day and turn it down to 72 at night to help with some of the power usage. She’s going to check it after two weeks. Also filled out SRP paperwork. Both units are cooling properly issue with the power usage. Changing the temperature during the day should help with this issue.
Bosch package heat pump 18 SEER2 Inverter system System qualifies for SRP rebate of $225 per ton. SRP will send a check 4-8 weeks upon completion. System comes with a 10 year parts and compressor warranty through Bosch. 2 year labor warranty through All Out! Scope of Work 1. Remove & Replace existing package heat pump system with new AHRI rated package heat pump system. 2. Crane Included for Installation. 3. Supply & Install new service disconnect & electrical whip. 4. Supply & Install new double pole breaker at electrical panel. 5. Supply & Install new insulated transition. 6. Supply & Install new redwood for unit to sit on. 7. Supply & Install new thermostat control 8. Supply & Install new primary drain p-trap and test for proper operation. 9. Disposal and haul away of existing equipment per E.P.A. guidelines. 10. Process applicable utility rebates. 11. Register equipment to activate extended warranties. 12. Final site visit by Install Manager for performance and quality review.

Replace indoor control board on mini split. And fix refrigerant leak at valve on condenser. Update 4/29. All repairs have been done. Unit is up and cooling.

I was called to address a non-functioning mini split heat pump. Upon arrival, the unit was running but not blowing cold air. The root cause of the malfunction was identified as a refrigerant system issue, specifically a leak at the valve. Additionally, an electrical problem was contributing to the lack of cooling, involving the control board. The control board and the valve where the refrigerant leak occurred were the main concerns. No additional work needs to be quoted at this time as the primary issues have been clearly identified and actions to resolve them are in place. Upon departure, the unit was still not operational. The homeowner is aware of the situation and has been quoted for the necessary repairs. The work involves replacing the indoor control board and addressing the refrigerant leak. The part required for repair has been ordered, and I will return to complete the work once the part arrives.
