Water stains look like they have been drying up and cannot find any freshwater tracks. Cleaned out drain line and noticed that it was a little backed up. I also dumped water along the evaporator coil down to the drip pan and noticed the drip pan seemed to be a little rushed out towards the west side and it could have been leaking throughout the summer and it’s just now showing signs in the office. Problem occurs with water leaking through the drip pan then the only suggestion to fix it is to replace the unit.

Replace indoor coil under warranty
Indoor coil and filter dryer was replaced and brazed while flowing nitrogen system was then pressure tested at 250 psi and held for 10 minutes. Was then vacuumed down below 500 microns and held a standing vacuum test for 10 minutes. System was charged with factory charge of R410a refrigerant. System had a 10° sub cooling and a 20° temperature split.

Today I inspected the Goodman split system on the Casita and I found that the dual run capacitor was bubbled up. I tested the capacitor and was getting zeros across Both terminals. I installed a new dual capacitor and tested the Amra of the system to ensure proper operation. Upon departure system was getting a 20° temperature split. Homeowner also wanted to make sure that the package unit was cooling properly as well. Capacitors on that system are all good. And temperature split was 24°.

Upon inspection of the unit, I found it only getting an 8° temperature split. I also found There was excess water in the drain pan and Can clearly see oil contamination within the water. I checked pressures on the system and found it was indeed low on refrigerant. I inspected the condenser for any oil, residue or signs of leakage and found nothing. Homeowner agreed to repairs on estimate and System was topped off with 3 pounds of refrigerant to provide temporary cooling. Upon departure system was getting a 28° temperature split.

Today I did a full maintenance on two American standard split systems. And here are my findings.
One system is getting a 20° temperature split the other is getting a 25 temperature split.
Both drain lines were blown out with nitrogen.
Both blower amps were within manufacturer specifications and Both blower wheels were also clean and free of debris.
Both blower capacitors were within tolerance range.
All gas safety controls are working properly.
At the condensers,
Both capacitors were within tolerance range. The amp draws on compressors and the outdoor fan motors were also within manufacturer specification.
Both condenser coils were chemically cleaned and rinsed.
Overall, both of these systems are in great condition and running within manufacturer specifications. Systems are both cooling properly upon departure.

Today I showed up to do a AC check up on two gas furnaces. Here are my findings, I found that the unit conditioning the bedrooms, all components were found to be within manufacture specifications. The unit that controls the main part of the house was found to have bad capacitors for the fan and the compressor. I’m recommending that we Replace 35/5 mfd dual capacitor in unit #1 (main). After replacing dual capacitor, I got a proper 20° temperature split and found that now the system is operating properly

Here are my findings, I found That the person who is trying to switch out thermostats must have crossed wires, leading to a twenty four volt short popping the five amp fuse on the control board in the package unit. After replacing five amp fuse, System energized and all components were operating within manufacturer specifications.

3. Supply & Install a new secondary drip pan with vibration isolators.
4. Supply & Install new custom fabricated duct distribution boxes (plenums) matched & sealed to the flange of the coil & furnace to prevent air leaks.
5. Supply & Install condensate overflow safety switch.
6. Supply & Install a new condensate EZ-trap with cleanouts and brush for ease of maintenance.
